This is something of a record for the South Korean commercial market, and the figure is has increased 15% from the previous year.<\/p>\n<p>In terms of transaction volume, Seoul has seen an impressive rise of 140% year-on-year. It is believed that overseas investors were involved in over half of South Korea\u2019s commercial property transactions during 2016.<\/p>\n<p>Callum Young, director at investment advisory Savills Korea, comments:<\/p>\n<blockquote><p>\u201cThe yields on offer here are some of the highest in any stable economy and appeal to both institutional and private investors alike.&#8221;<\/p><\/blockquote>\n<p>According to Savills Korea, investment yields on office buildings in central Seoul were around 5% in Q4, a figure which came in higher than Beijing\u2019s 4.3%, Tokyo\u2019s 3.2%, Singapore\u2019s 3.3% and Hong Kong\u2019s 3%.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"bJia79y6dc\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/24\/will-brexit-turn-britain-investment-safe-haven\/\">Will Brexit turn Britain into an investment safe haven?<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Will Brexit turn Britain into an investment safe haven?&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/24\/will-brexit-turn-britain-investment-safe-haven\/embed\/#?secret=ysD2NVxRDs#?secret=bJia79y6dc\" data-secret=\"bJia79y6dc\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>\u201cKorea has higher yields than Tokyo or <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/23\/prices-set-rise-singapore\/\" target>Singapore<\/a> and has a preferable ownership system when compared to China,\u201d explained Steven Craig, managing director at JLL Korea, the property services group.<\/p>\n<p>Experts believe that the South Korean commercial market is currently undervalued, and they expect a range of attractive new opportunities to come available shortly as local firms restructuring in the face of an economic slowdown seek to sell assets.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The commercial property market in South Korea is showing great potential due to a range of factors.
