Big time."},"content":{"rendered":"<p><strong>The <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/12\/05\/massive-build-rent-development-announced-uk\/\" target=\"\" rel=\"noopener\">UK\u2019s build-to-rent sector<\/a> is probably the country\u2019s property winner for 2016 and the coming year is set to be even better as investors and developers alike are showing confidence in the sector.<\/strong><\/p>\n<p>The Government has already made its support for the sector very clear, and investor are also showing interest <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/04\/uk-housing-market-remain-strong-brexit\/\" target=\"\" rel=\"noopener\">despite the Brexit decision<\/a> and any economic uncertainty that may come with that.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"NLgYpSm9Kq\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/29\/britains-build-rent-explosion\/\">Britain\u2019s build-to-rent explosion<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Britain\u2019s build-to-rent explosion&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/29\/britains-build-rent-explosion\/embed\/#?secret=gVXn1TRQEr#?secret=NLgYpSm9Kq\" data-secret=\"NLgYpSm9Kq\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>JLL recently revealed in a report that investors as well as developers continue to recognise opportunities in the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/14\/buy-let-turns-give-build-rent-chance\/\" target=\"\" rel=\"noopener\">country\u2019s build-to-rent sector<\/a>. For investors, one of the main turn ons is the security of rental income in London and regional cities the market brings with it.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/14\/prime-central-london-recovery-strong-says-agent\/\" target=\"\" rel=\"noopener\">London remains a dominant player<\/a> in the market with the British Property Federation estimating a total of 30,000 purpose built rental units currently under construction or complete in the capital alone.<\/p>\n<p>\u201cThe greatest opportunity for the development of large scale Private Rented Communities is undoubtedly in the major metropolitan centres, as evidenced by the activity around London and Manchester in particular,\u201d said Simon Scott, JLL\u2019s head of investment for UK Residential Capital Markets.<\/p>\n<p>\u201cThis stems from the deeper letting pools and the ability to deliver scale. Having said that, the opportunity to develop purpose built rental stock, in an age where renting is no longer seen as a tenure of last resort, should provide opportunity for viable delivery in other less mainstream locations,\u201d he added.<\/p>\n<p><strong>JLL\u2019s head of residential research, Adam Challis, says that investors continue to seek <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/23\/manchesters-best-buy-let-postcodes\/\" target=\"\" rel=\"noopener\">improved yield positions<\/a>, which is more likely to be found outside of London and England\u2019s South.<\/strong><\/p>\n<p>Furthermore, the report pointed out that, regardless of looking in London or other regions in the UK, demand for this kind of property is building up across the whole country.<\/p>\n<blockquote><p>The disconnect is the limited new supply coming to the market and the lack of existing product. As a result, we expect to see development and investment activity growing substantially over the short to medium term.\u201d<\/p><\/blockquote>\n<p>\u201cNew capital is competing effectively against incumbent UK residential investors, driving sharp pricing in markets such as London and Manchester. However, established investors retain an advantage as they are often more nimble and can target opportunities in secondary and tertiary cities. This has resulted in several large scale residential deals in new markets,\u201d he explained.<\/p>\n<p>\u201cThis investment into new markets is vital for further expansion of the asset class, providing broader choice and diversification for the next wave of investors in stabilised portfolios,\u201d Scott says. \u201cIt will also demonstrate the big opportunity for new private sector investment to support regeneration activities in many UK communities,\u201d he added.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"uEDfmcAS9G\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/11\/28\/invest-britains-hmo-property-sector-three-good-reasons\/\">Why invest in Britain\u2019s HMO property sector?
