{"id":18103,"date":"2018-06-25T09:45:19","date_gmt":"2018-06-25T08:45:19","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=18103"},"modified":"2018-06-25T09:45:19","modified_gmt":"2018-06-25T08:45:19","slug":"building-targets-might-not-be-met-as-developers-favour-buoyant-markets","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/news\/building-targets-might-not-be-met-as-developers-favour-buoyant-markets\/","title":{"rendered":"Building targets might not be met as developers favour &#8220;buoyant&#8221; markets"},"content":{"rendered":"<p><strong>London is falling out of favour with developers and builders as they seek better performing markets elsewhere, and the capital&#8217;s annual housebuilding target could be set to fall off track.<\/strong><\/p>\n<p>Theresa May wants the UK to be building <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/15\/homes-england-will-begin-to-deliver-new-homes-faster-to-ease-shortage\/\">300,000 homes<\/a> a year until the mid-2020s in order to ease pressure on the country&#8217;s housing market, and 66,000 of these are expected to be built in London.<br \/>\n[crb_image link=&#8221;https:\/\/www.buyassociationgroup.com\/en-gb\/advice\/property-investment-starter-course\/&#8221; image=&#8221;https:\/\/cdn2.hubspot.net\/hubfs\/1717782\/Asset_Store\/WebCTA\/cta.jpg&#8221; align=&#8221;left&#8221;]<br \/>\nHowever, Rob Perrins, boss of major developer Berkeley Homes, has warned that London Mayor Sadiq Khan is unlikely to meet his target unless things begin to change, as the number of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/08\/housing-shortage-encourages-developers-to-look-further-afield\/\">new developments<\/a> being started in the capital is currently 30% lower than what it was two years ago.<\/p>\n<p>Perrins believes that a lack of available <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/27\/will-more-housing-equal-more-jobs-construction-sector\/\">workforce<\/a> is part of the problem, claiming the capital needs another 150,000 employees in the industry to have any hope of meeting the targets, while the slow <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/01\/red-light-planning-applications-red-light-new-builds\/\">planning system<\/a> as well as weaker demand due to factors like high <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/30\/could-you-have-overpaid-on-your-stamp-duty-bill\/\">stamp duty<\/a> rates are all leading developers to move away from London towards more favourable areas.<\/p>\n<h4>Shrinking workforce from the EU<\/h4>\n<p>According to the Berkeley leader, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/11\/brexit-uncertainty-expected-to-hit-london-property-market-hardest\/\">Brexit<\/a> is also creating major issues in terms of workers. &#8220;It is a fact that over half of London\u2019s site labour comes from the EU,&#8221; Perrins said.<\/p>\n<blockquote><p>&#8220;This needs to be addressed by a combination of continued access to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/06\/brexit-could-derail-hammonds-ambitious-housebuilding-targets\/\">EU labour<\/a>, skills training and innovation in construction if the industry is to achieve its medium-term production aspirations.&#8221;<\/p><\/blockquote>\n<p>He also added that, despite the difficulties, the company remains committed to London. &#8220;It\u2019s good for us in one way but bad for London in another way that a lot of the other developers and a lot of the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/11\/housebuilders-greater-protection-cowboys-construction\/\">smaller developers<\/a> are not working in London any more.&#8221;<\/p>\n<p>Elsewhere in the country, housing markets are by far <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/19\/northern-housing-market-continues-to-strengthen-as-south-struggles\/\">outperforming<\/a> the capital, and this is where many developers are now refocusing some of their efforts. In the north, the likes of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/11\/rent-manchester\/\">Manchester<\/a> and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/06\/15\/good-jobs-low-living-costs-and-high-yields-this-city-is-one-to-beat\/\">Leeds<\/a> are seeing a rise in the number of new developments, while <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/05\/why-birmingham-top-property-investment-hotspot-right-now\/\">Birmingham<\/a> and parts of the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/05\/31\/west-midlands-property-market-continues-to-outperform-the-rest\/\">West Midlands<\/a> have also been on the up compared to London and the south-east.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>London is falling out of favour with developers and builders as they seek better performing markets elsewhere, and the capital&#8217;s annual housebuilding target could be set to fall off track.
