New findings from a joint survey by \u202fthe\u00a0Federation of Master Builders\u00a0(FMB) and the\u00a0HomeOwners\u00a0Alliance (HOA) claim that\u00a0homeowners can\u00a0add around \u00a350,000 to the value of their\u00a0property\u00a0by creating an open plan kitchen dining space and taking down an existing internal wall.\u00a0<\/strong><\/p>\n

The research found although owners could spend almost \u00a33,500 in building works<\/a>, in London the end result could bring a return of\u00a0\u00a348,417 to an average-priced home in\u00a0one week.<\/p>\n

Brian Berry, chief executive of the FMB, said: “An investment of under\u00a0\u00a33,500\u00a0to create an open plan kitchen\/diner\u00a0can add a whopping \u00a350,000 to the value of\u00a0an average London\u00a0home<\/a> in just one week.\u00a0\u00a0<\/span><\/p>\n

“If you\u2019re looking to move up the property ladder<\/a>, it\u2019s obviously in your best interests to increase the value of your home as much as possible. By investing in low-cost, high-return projects, not only will you make your home a more pleasant place to live, you\u2019ll also be increasing its value significantly. Better still, these projects take no time at all so the hassle factor will be kept to an absolute minimum.”<\/p>\n

Mapping out the benefit of building work\u00a0<\/b>\u00a0<\/span><\/p>\n

Geography<\/a> also makes a difference to the added value of property by undertaking home improvements<\/a>.\u00a0\u00a0\u00a0<\/span><\/p>\n

In rural Dorset,\u00a0refurbishing a kitchen\u00a0and installing new units and flooring would cost in the region of\u00a0\u00a34,127 and could potentially increase the value of an average priced home by\u00a0\u00a326,838 in eight days.<\/p>\n

In commuter belt<\/a> Surrey, a mid-range property could have another \u00a335,611 added to its value in around a fortnight by spending circa \u00a36,650 to\u00a0create a garden room or outside studio\u00a0or office.\u00a0<\/span><\/p>\n

Homeowner beware \u2013 improve with care<\/b>\u00a0<\/span><\/p>\n

The caveat is to choose your building project with care because not all improvements will enhance the overall value.\u00a0 For example,\u00a0homeowners<\/a>\u00a0planning to shell out on outside lighting and garden decking totalling \u00a33,971, who live either in the north-east or London, would\u00a0add zero value by paying builders to do the\u00a0work.\u00a0<\/span><\/p>\n
