{"id":14138,"date":"2018-03-28T12:15:44","date_gmt":"2018-03-28T11:15:44","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=14138"},"modified":"2018-03-28T12:15:44","modified_gmt":"2018-03-28T11:15:44","slug":"asking-price-vs-sale-price-uk-property-gap-finally-shrinking","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/news\/asking-price-vs-sale-price-uk-property-gap-finally-shrinking\/","title":{"rendered":"Asking price vs selling price in UK property: the gap is finally shrinking"},"content":{"rendered":"<p><strong>In December, research from Zoopla showed that the number of properties across the UK selling for <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/05\/the-gap-between-asking-price-and-selling-price-in-uk-is-growing\/\">less than their original asking price<\/a> was growing &#8211; but new data indicates the situation may now be reversed.<\/strong><\/p>\n<p>The latest research from Rightmove looking at how much properties originally <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/26\/there-are-now-12-times-more-buyers-than-sellers-uk-property\/\">go on the market<\/a> for compared to the price at which they finally sell has revealed that the number of homes fetching asking price has reached its highest level since June 2016.<br \/>\n[crb_image link=&#8221;https:\/\/www.buyassociationgroup.com\/en-gb\/advice\/property-investment-starter-course\/&#8221; image=&#8221;https:\/\/cdn2.hubspot.net\/hubfs\/1717782\/Asset_Store\/WebCTA\/cta.jpg&#8221; align=&#8221;left&#8221;]<br \/>\nWhile 74% of properties ended up selling for less than their <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/22\/transactions-rather-than-prices-reveal-truth-behind-uk-housing-market\/\">original market price<\/a> in February, the number that sold for exactly asking price was 22%, compared to the 26% high last seen in June 2016 &#8211; indicating that the market is finally shifting as <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/02\/high-demand-will-keep-market-afloat-after-house-price-fall-in-february\/\">confidence returns<\/a> to the UK housing sector.<\/p>\n<p>Rightmove also reported that four regions across the country had seen record highs in asking prices in the past month, up by 1.5% which is the largest March increase seen since 2007.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/16\/these-fastest-moving-property-markets-uk\/\">Wales<\/a>, the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/08\/north-west-sees-rise-investment-landlords-applying-mortgages\/\">north-west<\/a>, and the East and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/14\/multimillion-pound-redevelopment-in-west-midlands-backed-by-chancellor\/\">West Midlands<\/a> all had record-high asking prices, according to the research &#8211; although the number of properties coming onto the market is still less than average.<\/p>\n<h4>First-time buyers taking advantage of stamp duty changes<\/h4>\n<p>According to the National Association of Estate Agents (NAEA), the number of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/02\/21\/less-homeowners-more-opportunities-landlords\/\">house-hunters<\/a> registered at estate agents across the UK was 16% lower in February compared to January, and down by 28% year-on-year, to just 309 per branch. Meanwhile, the number of properties for sale at each branch was down to 35 in February compared to 36 in January, indicating a correlation between supply and demand.<\/p>\n<p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/20\/affordable-mortgages-benefit-first-time-buyers-home-movers\/\">First-time buyers<\/a> seem to be snapping up homes since the stamp duty relief changes came into effect, with the proportion of sales to first-timers rising to 29% last month compared to 27% in January.<\/p>\n<p>However, the 2% rise isn&#8217;t as significant as might have been expected, according to Mark Hayward, CEO of the NAEA. He believes many first-time buyers are delaying getting on the property ladder so they can spend more time <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/06\/millennials-investing-saving-older-generations\/\">saving up<\/a>, because house prices are still very high.
