With the city\u2019s population growing year on year and space and supply being very limited, let\u2019s have a closer look at what the situation for Mancunian renters is actually like. <\/strong><\/p>\n<p><a href=\"https:\/\/www.manchestereveningnews.co.uk\/news\/property\/manchester-renting-city-centre-property-11922716\" target=\"_blank\" rel=\"noopener\">The MEN revealed<\/a> that some estate agents claim that there are more than 2,000 potential renters to just 130 properties. This makes for a ratio of 15 prospective tenants for every single property.<\/p>\n<p><strong>The MEN research overall discovered the following trends:<\/strong><\/p>\n<ul>\n<li>It is increasingly difficult for renters to find the perfect property, with up to ten enquiries for every city centre flat.<\/li>\n<li>Each apartment to rent is receiving 3 or 4 offers.<\/li>\n<li>Some properties are let after just ONE hour.<\/li>\n<li>Prices are rising by up to \u00a375 a month in some city centre hot spots.<\/li>\n<\/ul>\n<p>The market is becoming increasingly competitive due to the significant shift in interest of Generation Rent to live in Manchester.<\/p>\n<p>Ben Garland, manager at Jordan Fishwick, says: &#8220;The market has definitely become busier and we have noticed that Manchester is becoming increasingly popular with clients from all corners of the globe.<\/p>\n<p>&#8220;Generally we receive between 5 and 10 enquiries per property then receive 3 or 4 offers on each of our properties on average.&#8221;<\/p>\n<p>Andrew Seldon, managing director at Thornley Groves, advises prospective tenants to act quickly, &#8220;To rent they have to close on the day, as we would have around 4 or 5 people to view the property on the day.&#8221;<\/p>\n<p>James Favas from <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/02\/landlords-try-these-apps-help-do-business\/\">Purplebricks<\/a> even went as far as to say: &#8220;I have dealt with properties before in the city which have been on the market for only 1 hour and been let.&#8221;<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"6SwjoplE4z\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/29\/manchester-leads-way-property-investment\/\">Manchester leads way in property investment<\/a><\/p><\/blockquote>\n<p><iframe loading=\"lazy\" class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Manchester leads way in property investment&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/29\/manchester-leads-way-property-investment\/embed\/#?secret=a1dGgpbScv#?secret=6SwjoplE4z\" data-secret=\"6SwjoplE4z\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p><strong>This is however not all good news, as there is too much interest to find the right fit for everyone. Demand is seemingly outgrowing supply.<\/strong><\/p>\n<p>Andrew said: &#8221; We haven&#8217;t got any big problems, out major concern ts that we just don&#8217;t have enough stock. If we had more stock, we would sell more properties.&#8221;<\/p>\n<p>James echoed these views: &#8220;Due to the variety of the people from all over the world that the city attracts, I\u2019d say tenants outnumber the available stock.&#8221;<\/p>\n<p>This lack in appropriate accommodation leads to only one thing: <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/09\/23\/manchesters-best-buy-let-postcodes\/\" target=\"_blank\" rel=\"noopener\">a rise in prices<\/a>.<\/p>\n<p><strong>Rents in Manchester have continued to rise over the last 12 months. This change has been felt, however, most significantly in the city centre.<\/strong><\/p>\n<p>James said: &#8220;The market has changed massively in the last decade. Prices can range from anywhere between \u00a3750 &#8211; \u00a32,500 a month.
