{"id":12492,"date":"2018-03-01T16:15:31","date_gmt":"2018-03-01T16:15:31","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=12492"},"modified":"2018-03-01T16:15:31","modified_gmt":"2018-03-01T16:15:31","slug":"red-light-planning-applications-red-light-new-builds","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/news\/red-light-planning-applications-red-light-new-builds\/","title":{"rendered":"Red tape on planning applications means red light for new-builds"},"content":{"rendered":"<p><strong>Last week it was reported that the backlog of more than 423,000 homes, which had been granted planning permission but have yet to be built, had risen by 16% compared with 2015\/2016.<\/strong><\/p>\n<p>Despite a chronic shortage of new homes, developers across the UK appear to be lagging in their ability to start construction once <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/19\/planning-permission-peaks-england-approvals-easier\/\">planning has been granted<\/a>.<\/p>\n<p>The latest data, revealed in research by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/26\/housebuilders-call-for-recognition-uk-government\/\">construction industry<\/a> firm Glenigan and commissioned by the Local Government Association (LGA), highlights that the current system needs to be changed to enable building works to begin within a shorter timeframe by bestowing <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/14\/autumn-budget-needs-address-build-up-not-out-plan\/\">enhanced powers<\/a> on the 370 local councils across England and Wales.<\/p>\n<h4>Local councils restricted by current regulations<\/h4>\n<p>[crb_image link=&#8221;https:\/\/www.buyassociationgroup.com\/en-gb\/advice\/property-investment-starter-course\/&#8221; image=&#8221;https:\/\/cdn2.hubspot.net\/hubfs\/1717782\/Asset_Store\/WebCTA\/cta.jpg&#8221; align=&#8221;left&#8221;]<br \/>\nLGA said: &#8220;Our most recent findings highlight that wider control should be given to all councils to allow more compulsory <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/22\/new-land-value-capture-inquiry-influence-uk-property-prices\/\">land acquisition<\/a> and permit them to approve construction on sites that have obtained planning permission where house building has not begun.<\/p>\n<p>&#8220;In addition, in the case of planning permission expiring before a <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/03\/19\/why-nimby-homeowners-dont-want-new-builds-popping-up-near-them\/\">new development<\/a> has been completed, that councils in the event of planning should have the right to levy a charge to developers for the full rate of <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/22\/buy-to-leave-landlords-to-be-targeted-with-new-council-tax-premium\/\">council tax<\/a> to act as an incentive to speed up the construction process.&#8221;<\/p>\n<p>Whilst the current level of council approved planning applications is running at a ratio of nine out of 10, presently they lack the ability to intervene to prevent sites nationwide standing empty and ensure that developers are made to commit to a reasonable timescale resulting in residential developments keeping up with the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/30\/money-for-nothing-landowners-making-millions-in-housing-shortage\/\">escalating demand<\/a> for new-build housing across the country.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Last week it was reported that the backlog of more than 423,000 homes, which had been granted planning permission but have yet to be built, had risen by 16% compared with 2015\/2016.
