{"id":10806,"date":"2018-01-30T12:15:26","date_gmt":"2018-01-30T12:15:26","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=10806"},"modified":"2018-01-30T12:15:26","modified_gmt":"2018-01-30T12:15:26","slug":"house-prices-up-sales-down-scotlands-property-market","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-au\/news\/house-prices-up-sales-down-scotlands-property-market\/","title":{"rendered":"House prices are up but sales are down in Scotland&#8217;s property market"},"content":{"rendered":"<p><strong>Scotland had a strong 2017 in terms of property prices with a year-on-year rise of 3.6%, but the number of transactions fell, and many are blaming the country&#8217;s controversial property tax.<\/strong><\/p>\n<p>The latest UK House Price Index has revealed that West Dunbartonshire near Glasgow saw record property price increases of 10.3% on average between November 2016 and November 2017, bringing houses there up to an average value of \u00a3106,216. East Lothian and <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/11\/20\/fastest-place-to-sell-property-in-uk-not-london\/\">Edinburgh<\/a> also enjoyed steep price hikes of 8% each, bringing property prices up to \u00a3217,106 and \u00a3246,508 respectively.<\/p>\n<p>In Scotland overall, house prices gained 3.6% to reach a height of \u00a3145,992 on average according to the index, compared to the UK average house price of \u00a3226,071 &#8211; a year-on-year rise over the same period of 5.1%.<\/p>\n<p>However, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/04\/12\/uk-property-listings-soar-as-housing-market-shows-signs-of-revival\/\">residential property sales<\/a> in the country have slowed, with the finger being pointed at Scotland&#8217;s <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/14\/scottish-budget-2017-first-time-buyers-get-welcome-tax-relief\/\">land and buildings transaction tax<\/a> (LBTT) which came into effect in 2015 and has inflated the cost of buying for many higher priced homes.<\/p>\n<p>When compared with September 2016, property sales were down by 2.5%, with the last month seeing a dip of 0.5% in the number of transactions. The strongest sales levels were seen in Edinburgh, Glasgow, Fife and South and North Lanarkshire, but many other areas struggled.<\/p>\n<h4>Land and buildings transaction tax<\/h4>\n<p>Some estate agents believe this is down to restrictive property tax causing less people to want to sell, because buyers are offering <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/12\/05\/the-gap-between-asking-price-and-selling-price-in-uk-is-growing\/\">lower prices<\/a> to reduce their costs.<\/p>\n<p>Ben Fox, head of residential sales in Edinburgh at Savills, said: &#8220;We\u2019re seeing pensioners who might otherwise have downsized deciding to <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2018\/01\/23\/home-mover-deposits-now-exceed-100k-uk-for-first-time\/\">stay put<\/a>. It\u2019s a constricted market. My sense is that overall stock levels are at their\u00a0<span class=\"paywall-EAB47CFD\">lowest since LBTT was introduced.&#8221;<\/span><\/p>\n<p>The tax, which replaced stamp duty, is applied proportionate to the actual price of the property, according to the Scottish Government&#8217;s website, and is chargeable on properties over \u00a3145,000.
